Compliance consultancy for the sectors we support

Each type of building carries its own legal duties and its own risks. These are the sectors we work with and the services that usually matter most to each.

A modern residential apartment block with brick and cladding in a North West city

Housing associations and residential blocks

Since the Fire Safety Act 2021, fire risk assessments for blocks of flats must cover the structure, external walls and flat entrance doors. In buildings over 11 metres, communal fire doors need checking every three months and flat entrance doors yearly. We manage those checks, compartmentation surveys and the remedial work that follows.

Schools, colleges and education

Schools often combine older buildings, asbestos management duties and tight holiday windows for building work. We help bursars and estates teams with fire risk assessments, asbestos surveys, legionella risk assessments and CDM support, so summer refurbishments are planned, notified where needed and finished with a proper health and safety file.

A care home lounge with a glazed fire door

Healthcare and care homes

Where residents sleep on site and may need help to leave, fire doors and compartmentation carry much of the fire strategy. We arrange fire risk assessments, door inspections, compartmentation surveys and firestopping, alongside legionella risk assessments and COSHH assessments, with records that support your inspections and evidence of what has been put right.

A hotel bedroom corridor with fire doors part way along

Hotels, leisure and hospitality

Sleeping guests, kitchens and busy public areas make fire safety the priority. We co-ordinate fire risk assessments, fire alarm maintenance to BS 5839-1 and fire door checks, plus legionella risk assessments for showers, pools and spa water systems, and plan refurbishments so rooms come back into use compliant and properly recorded.

A modern office building with a glass and stone facade

Commercial offices and retail

Landlords and tenants each hold duties under fire safety law and the asbestos duty to manage, and they often overlap. We help with fire risk assessments, asbestos surveys, fit-out project management under CDM 2015 and dilapidations and schedules of condition at the start and end of a lease, so responsibilities are clear on paper.

A logistics warehouse with pallet racking and marked walkways

Industrial, warehousing and logistics

Large sheds, hazardous substances and moving vehicles bring different risks. We provide risk assessments and RAMS, COSHH assessments under regulation 6 of the COSHH Regulations, health and safety audits and retained competent-person support, plus compartmentation surveys where mezzanines, extensions or new services have been added over the years.

A consultant in a hard hat and hi-vis reviewing a tablet on a residential construction site

Developers and contractors

Clients and dutyholders on building work carry duties under CDM 2015 and, since October 2023, Part 2A of the Building Regulations. We act as or support the Principal Designer, provide quantity surveying and employer’s agent services, and help contractors with RAMS and SSIP schemes such as CHAS and Constructionline.

A commercial building being refurbished with open ceiling voids and service penetrations

Public sector and community buildings

Village halls, sports clubs and council buildings still have a responsible person under the Fire Safety Order, often a committee or trustees. We provide fire risk assessments, condition surveys, planned maintenance schedules and asbestos surveys, written plainly so volunteers and officers can see what is required and act on it.

What is it about? (tick any)
For example: a four-storey block of flats that needs its fire risk assessment reviewed and the flat entrance doors checked. Or: an office refurbishment starting in spring that needs a Principal Designer and a cost plan.
